We were commissioned to replace an existing orangery with a carefully considered side extension to a Grade II listed farmhouse in the heart of Broadstairs. The project was designed to create a more functional, comfortable and usable space, opening the existing kitchen into a new dining and living area while providing year-round enjoyment and improved energy efficiency.
Working within a historically sensitive setting, careful consideration was given to the materials, detailing and construction methods used throughout the project. Our approach was to create a contemporary and practical extension that remained sympathetic to the character and fabric of the original farmhouse.
The existing structure was carefully demolished before construction of the new extension began. Heritage-appropriate materials were selected throughout, helping the new work sit naturally alongside the original building. Original Kent peg tiles were used on the new roof, while traditional lime repointing techniques were employed to protect and complement the existing brickwork.
Bespoke joinery was designed, manufactured and installed throughout the new space, adding both functionality and a high level of craftsmanship to the finished interior. The result is a light, connected and versatile living space that feels integrated with the original farmhouse rather than imposed upon it.
A particular highlight of the project was working closely with our client, a retired architect with extensive knowledge and experience. Their enthusiasm and involvement throughout the build created a highly collaborative process, allowing design decisions and construction details to be carefully considered as the project progressed.
The completed extension provides our clients with a significantly improved living environment, offering greater flexibility, year-round usability and lower running costs, while respecting the heritage and architectural character of the original Grade II listed farmhouse.
The finished project is a strong example of how thoughtful design, traditional materials and skilled craftsmanship can work together to create a modern extension that feels entirely at home within a historic setting.
